Early involvement created an opportunity for Asset Engineering to bring more than fabrication to the Victoria Street Apartments in Rotorua.

The development delivers 36 contemporary homes across three architecturally designed buildings, creating a distinctive addition to Rotorua’s streetscape. Engaged by iLine Construction during the design stage, Asset developed an alternative architectural metalwork solution that maintained the intended architectural look while delivering better value for the client.

The result can be seen across the finished development. Powder-coated aluminium vertical screens with integrated balustrades create a defining feature across the façades, complemented by aluminium solar fins. Asset also delivered interior staircase handrails, exterior accessibility handrails and powder-coated aluminium bin enclosures.



Our scope extended beyond the architectural metalwork, with Asset designing, supplying and installing the structural steel portals across all three multi-level apartment blocks. Intumescent coatings were also applied to the steelwork to achieve the required fire resistance rating.


Developed by TPB Properties for Kāinga Ora and designed by DCA Architects, Victoria Street Apartments demonstrates the value of getting engineering involved early. It’s an approach that allows opportunities to be identified sooner and practical engineering thinking to add value well before fabrication begins.
